Description

Regulated industrial property is assessed using the Minister’s Guidelines for Regulated Property which lists the assessment process and rates. This information is based on replacement cost models. Annually, APTP uses a factor (Assessment Year Modifier or AYM) to account for year-over-year changes in typical construction costs for each regulated property type.
The Assessment & Property Tax Policy Unit of Alberta Municipal Affairs requires the year-over-year changes in typical construction costs for replacement cost models used in the valuation of Railway for 2023.
