CNFN-1 - Design Services for the Community Centre Renovation

This Design Consultant Terms of Reference (TOR) defines the scope of services that the Design Consultant shall perform for Chippewas of Nawash Unceded First Nation for the Community Centre Retrofit.

The building includes a complete renovation of the interior of the building.  The building will act as an emergency shelter and muster point for the community, as such items such as a generator, air conditioning to protect vulnerable elders, and accessible building access are included in the scope.  The main items for this scope of work include, but are not limited to, the following:

• Replace existing windows and doors to higher efficiency units
• Small building expansion of approximately 1920 square feet; new addition will include a pantry room will to allow better food storage. The food storage and refrigerator / freezer units will be replaced with proper, industrial-size units which will serve the needs of the food bank and the First Nation.
• The rooftop of the back of the building will be replaced, attic insulation will be increased
• Replace damaged siding, increase wall and perimeter insulation and improve R values able to withstand extreme conditions 
• Include improving the grading around the building, to prevent water accumulation, ice forming, and installing an elevator in the building.
• Install below grade perimeter insulation on the existing building and new renovation
• Add weeping tile to accommodate the drainage issue
• Upgrading all windows to triple pane glass
• Fireproofing added to the whole building
• Replace HVAC system with newer and energy efficient system and heat recovery
• Upgrade the building electrical system to ensure the building will be able to service the new energy consumption and backup generator
• Replace lighting with LED fixtures.
• Sprinkler system installation
• Replace plumbing fixtures with more energy efficient fixtures
• Add backup generator
• Replace existing septic field, install new dedicated septic system to facility
• Replace flooring, ensure all entrances and doorways are fully accessible, install push-button doors for accessibility
• Fix / paint the exterior and interior
• Installing eavestrough with splash pads, an illuminated sign box, replacement of metal siding, and other ancillary works around the building
