D2. SCOPE OF WORK
D2.1 The Work to be done under the Contract shall consist of Interior Renovation to create
Winnipeg Police Service meeting space at 266 Graham Avenue as per drawings and specifications.
D2.2 The major components of the Work are as follows:
(a) Demolition of the following items:
(i) Existing architectural components, including but not limited to wall partitions, doors,
sidelights, flooring materials;
(ii) Miscellaneous specialties, including but not limited to shelving and brackets, wall-
mounted dispensers, whiteboards, corner guards, other wall-mounted items;
(iii) Removal and disconnection of existing electrical components, including but not
limited to all components with designation ‘D’ back to the source, electric baseboard heaters,
thermostat.
(iv) The removal of the existing ceiling, HVAC system and lighting will be completed by the
abatement contractors prior to the start of Work associated with Bid Opportunity 1174-2018.
(b) Renovation to include the installation of:
(i) New architectural components, including but not limited to wall partitions, doors, glazing,
raised access flooring, other flooring materials, ramps, power door operators, millwork, painting;
(ii) Miscellaneous specialties, including but not limited to television mounts, corner guards,
bumpers, paper towel dispenser;
(iii) Re-installation and connection of existing electronic projector screen;
(iv) Electrical components, including but not limited to card swipe access, power and supply,
wiring, telecommunications, data terminations, power door operators, lighting, exit signs;
(v) Mechanical components, including but not limited to plumbing fixtures, ventilation systems,
fire protection system;
(vi) Testing and balancing, including but not limited to ventilation systems, fire protection
system, network cabling.
(c) Construction activities shall be conducted in such a manner that the maximum sound levels
will not exceed 80 dBA between 7:30 H and 17:00 H. Work that exceeds the maximum sound level are to be completed after office hours. Other work restrictions will be coordinated to the Contractor. Weekend and evening work hours are unrestricted.
(i) Work that is restricted during day time, including but not limited to:
(i) Hammer drilling
(ii) Jackhammering
(iii) Concrete saw cutting
(d) Contractor is required to ensure that the building is secure at all times. This includes:
(i) The exterior room 203 of the building. Contractor shall coordinate with Contract
Administrator for additional security should the exterior perimeter need to be breached due to
renovation activities.
(ii) The interior of the council building. Contractor shall ensure that any rooms that are
accessed for the purposes of their Work be monitored during use and secured after Work is
completed.
(iii) The Worksite. Contractor shall ensure that the Worksite is secure at all times.
(e) Contractor is to ensure that construction dust and debris are contained within the area of
Work by use of sticky mats that shall be changed daily and other control measures, as required.
(f) Existing smoke/heat detectors in the room 203 shall be protected and wrapped accordingly,
and disabled, as required.
(g) Contractor to provide outmost cares and protections of all existing serviceable
mechanical/electrical/telecommunication network systems and adjacent building parts to prevent
damages during the performance of Work and other related activities. Any damages will be the
responsibility of the Contractor.
(h) Contractor to ensure that all flooring in the path of delivery from the entrance of 266
Graham Avenue to the worksite is protected when delivering equipment and/or materials to the work site.
(i) Contractor shall protect existing glass wall located between corridor and room 203 from
damage, dust, scratches and cracks.
