Perimeter glazing tape is no longer providing a watertight seal and window frames are generally rusted and are in poor condition.
The intent of the project is to replace windows from phase one and two of three. Scope of work includes to identify and replace oldest of the existing windows c/w flashings, sealants. New windows to be double glazed, low-e, argon filled energy efficient glazing units in thermally broken aluminum frames.
A Designated Substance Survey (DSS) is required based on building’s age. Scaffolding, suspended platform or boom lift may be required.
1087944 – Brick Repair – Senior School Building (A1 & A2)
Issues with brick cracks, efflorescence at the base of the wall, mortar cracking etc. The intent of the project is to repair the brick and precast concrete wall systems. This includes repair of localized staining, repointing, replace bricks and precast panels, and sealant replacement of masonry walls and precast panels. Scope of work includes removal of existing affected brick and supply and install new brick and apply localized mortar repointing. Project shall include repairs to masonry anchor connectors.
1087952 – Precast Panel Replacement – Sports Building (L)
A study noted that two exposed aggregate precast panels are displaced and cracked with a possible chance of spalling and as such need to be replaced.
The intent of this project is to replace two precast concrete panels that are cracked and displaced.
1088036 – Masonry Work & Sealant Replacement – Sports Building (L)
Most sealants around the doors and windows are hard, deteriorated, splitting and debonding. Additionally, the study noted issues with localized brick deterioration, flashing repair, water staining and mortar step cracking, etc.
The intent of this project is to repair the localized staining, repointing and replace bricks, replace all exterior window and door sealants (phase one of two). Scope of work includes the removal of existing affected brick and supply and install of new brick, localized mortar repointing, and installation of new sealant on windows and doors. Project shall include repairs to masonry anchor connectors.

Issues at several areas where efflorescence were present, and staining on the brick wall below the windowsills. Loose brick and mortar to brick bond-line separation (step crack) were also observed at localized areas.
The intent of this project is to repair the exterior brick wall systems, specifically localized staining, repointing and replacing of bricks throughout the exterior. Scope of work includes removal of affected brick, supply and install new brick, and apply localized mortar repointing. Project shall include repairs to masonry anchor connectors.

Issues with brick cracks, efflorescence at the base of the well, mortar cracking etc. The intent of this project is to repair the masonry work, precast sealant replacement, and localized exposed aggregate precast panel systems.
Scope of work includes masonry repair, repointing, brick cleaning and protection, lintel cleaning, localized parapet flashing repair to correct excessive runoff onto bricks, and replacement of cracked, out of-plane and weathered aggregate precast panels and sealant. Project shall include repairs to masonry anchor connectors.
