The 1 Stone Road building exterior has full height curtain walls with fixed, blue tinted, exterior glazed
insulating glass units. The frames are prefinished aluminum. The glass units are maintained by
pressure plates covered by mullion caps at the horizontal joints and by structural silicone sealants at
the vertical joints.
OHE conducted a study of exterior walls in 2018. According to the building envelope study, fixed
curtain wall units have condensation between the IGU, loose metal flashing at the fifth level of the westentrance, and Base flashing at the ground floor curtain wall appears to be displaced outward, with
crack sealant, and corrosion with full perforation.
Windows: The metal sill flashing is poorly designed to shed water away from the building resulting in
possible water ingress source Windows were noted by the study/Building Condition Assessment have
cracks and/or have condensation in-between the IGUs.
Scope of Work:
1. Remove and dispose existing curtain walls and windows, and supply and install high energyefficiency glazing units.
2. Provide caulking and seals around all windows/IGUs.
3. Provide any repairs required to exterior and interior walls due to removal and new
installations are to be included. Removal and replacement of deteriorated brick masonry
units at walls.
