IO, which is an agency of the Ontario Government, is a crown corporation owned by the Province of Ontario and established by the Ontario Infrastructure and Lands Corporation Act, 2011. OILC provides customer focused real estate services to the Ontario Government, including strategic portfolio management, asset management, property and land management, and capital projects.
The Prime Consultant is expected to lead the design activities, coordinate with all the stakeholders including all disciplines as required to meet the intent of the project. The Prime Consultant will produce all deliverables, participate in the bidding phase, and administer the construction contracts with the building contractor.
230207 – Modified Bitumen Renewal (274330) – Dining Hall / Food Services Building - 17474
The Dining Hall is a single-story, 28,646 SF building constructed in 1965, with no additions. The building is used as a kitchen and cafeteria for the staff and students of W Ross Macdonald School. This is a single Ministry campus, occupied by the Ministry of Education. It is not considered a prominent building, with no high-profile tenants. The building's roof is supported by steel frame
construction and covered by modified bitumen sheets. The roof is equipped with typical storm drains, connected to feeder pipes. Temperature control is provided through two (2) boilers, Rooftop Unit (RTU) and outdoor condensing unit, which is used for cooling.
This project is to replace the of the entire roof at the Dining Hall - WRMS in Brantford, ON. The scope also includes the flushing and cleaning of the roof drain system. The roof system is nearing the end of its material service life and is recommended to be replaced in its entirety with a new two ply modified bituminous system; cold applied being the recommended installation method.
The scope of replacement includes the north and south side of the main roof and the four (4) upper roofs. Contractor shall remove and dispose of existing roof coverings and supply and install new roof sheathing, vapor retarder, minimum R30 insulation and 2-ply modified bituminous roof membrane.
Tapered insulation shall be used to slope towards roof drains and/or scuppers. All parapet walls at the roof are to be inspected to ensure that any damage is identified, and corrective work carried out as required.
All work on the campus shall be performed from 7:00 AM to 5:00 PM from Monday to Saturday.
The construction work for this project is to be completed in the summer months (July and
August) of 2025, when the school is closed.
