We are seeking quotations from qualified General Contractors to execute the following scope of work. The selected contractor will be responsible for delivering the project in accordance with the outlined requirements, including managing subcontractors, ensuring compliance with safety regulations, and maintaining quality standards throughout the construction process.
This project involves the renovation of a warehouse, office building, and Quonset hut, along with exterior site improvements, including grading, drive lane modifications, and fencing repairs. The scope includes the installation of pre-purchased HVAC equipment, electrical components, and an overhead crane, as well as the execution of designated substance abatement. The work will be carried out in a phased approach, ensuring minimal disruption to operations, with delineation measures in place to separate active construction zones from client storage areas. Additional responsibilities include managing subcontractors for snow removal and specialty trades, implementing safety and compliance measures, and engaging a geotechnical consultant for crane foundation assessments. The project also includes cash allowances for testing, inspections, and soil remediation, with regular reporting on progress, expenditures, and quality assurance to ensure successful completion.

Initial Value: The initial value of each cash allowance represents the estimated cost based on available information at the time of bidding. This value is subject to adjustment once the actual cost is determined.
Documentation: Contractors are required to maintain supporting documentation, such as supplier quotes, estimates, and communication records, to substantiate the basis for the cash allowance and any subsequent changes.
Change Orders: When the actual cost of work covered by cash allowance is finalized, a change order will be issued to adjust the contract price. This adjustment will reflect the difference between the initial allowance and the actual cost, resulting in either an addition or deduction from the contract sum.
Overhead and Profit: Overhead and profit related to the cash allowances should be included in the bid price, not in the cash allowances themselves.
Communication and Approval: All expenditures from cash allowances must be directed by the Owner through the Construction Manager. Any changes or reallocations will require prior approval to ensure transparency and proper documentation.
