General Contractor for the Blue Wing 3rd Floor Renovation, Brockville Campus
This project will be renovating the interior space, which was mainly used for training, and creating an office hub, to make way for a future redevelopment of spaces on other levels being vacated for student focused space. This work will be limited to the 3rd floor office hub. The project will include the removal and replacement of the roof system, mechanical roof-top units, exterior cladding and interior walls of the upper floor level and replacement of the same. The project also includes an addition for an elevator and removal and decommissioning of an existing elevator.  The work will need to take place while the floor below is occupied, and the successful contractor will need to be experienced in this type of construction and work with minimal disruption to the students/building occupants.
This project will also be achieving LEED Certification. While the College understands that this project may take approximately 1 year to complete, the work is to commence as early as possible upon award of a contract, and the interior space is to be substantially completed by August 31, 2023. 

A schedule in Gantt chart form or other similar format showing all major stages of construction from mobilization to substantial performance and completion must be included with your submission/response to this RFT.  The successful Contractor will also be required to provide a current and updated schedule at any construction meeting, which includes any deviation from the original schedule including any expedited timeframes and/or expected or experienced delays in the project. As described in Schedule 1A- Scope of Work, a separate schedule will also be required after award to outline the steps to replace the roof top air-handling units which service the lower floor level. 

The Building Permit for this work will not be the Contractor’s responsibility. The building permit will be obtained by the College and provided to the successful contractor. The General Contractor will be responsible for contacting the City Building Department and ensuring all required/legislated inspections are carried out and cleared before progressing to the next stage. Insurance requirements include: $5,000,000 General Commercial Liability $5,000,000 commercial vehicle, and $5,000,000 Crane Insurance.
