Phase II – Proposed (in scope)
• Obtain revised architectural/engineered drawings,
• complete interior design plan, conforming mechanical drawings.
• Complete the addition on the rear main floor,
• demo the main floor and
• add staircases south and north from basement to main,
• Prepare for the third story addition (third story addition out of scope) and
• Prepare for second floor renovation (in scope),
• HVAC, may require revised drawings conforming to any architectural changes
• electrical,
• plumbing (black mold issue gone),
• prepare the main storefront and “south” basement commercial space for rental/retail client,
• source, installation of basement windows,
• restoration of the front façade (lead pane window treatments),
• exterior clad (vinyl),
• cement walkway from Gerrard Street to back entrance east side of property,
• east side neighbour’s front lawn remediation (picket fence),
• Removal/replacement (if necessary) of chimney as part of demo.
• renovation/relocation of kitchen and bathrooms on the main floor,
• windows/doors/appliances/flooring/cabinetry/hardware finishes on main.
