The Scope of Work includes preliminary engineering design for a proposed commercial development proposed on lands owned by the Town of Devon west of Highway 60. The work will be divided into two areas, Offsite Services and Onsite Services. Scope of work for each is listed below.
Offsite- Preliminary plans for tie-in locations to existing locations for SAN & WTR have been previously completed, with drawings and cost estimates. The scope of work for this project will be to utilize existing drawings to confirm that proposed locations for the SAN, WTR and lift station meet expectations for the overall site. Cost estimates will be updated to meet current construction prices for proposed timelines for construction. The Town has existing models for SAN and WTR which will be provided as necessary to confirm that existing services can support additional development. SAN & WTR infrastructure to be designed to meet demands of future development.
The scope of offsite work will also include a preliminary design and cost estimate for transportation including intersection improvements required offsite to determine requirements. An ASP was completed previously for these lands and lands to the south; however no current TIA has been completed, existing TIA completed with ASP will be provided.
Onsite- The scope of work for onsite services will include all work to determine preliminary development costs including but not limited to deep utilities including Water and Sanitary, Stormwater sizing and location, grading requirements including volume calculations, lighting and power requirements, natural gas and landscaping.
Water Services- Based on preliminary site plan create alignments with line sizing and cost estimates for onsite water including all valves, hydrants and service connections to property.
Sanitary Sewer- Based on preliminary site plan create alignments with line sizing and cost estimates for onsite sanitary services including all manholes and connections to property.
Stormwater- Confirm the location for the SWMF, required sizing and any control structure requirements for regulatory approval.
Power- Based on preliminary site plan create alignments and estimates for power installation.
Natural Gas- Create an alignment for natural gas, the Town completes its own natural gas and so will create the estimate based on the alignment provided.
Landscaping- A basic landscaping plan suitable for commercial development.
