OILC (Client), which is an agency of the Ontario Government, is a crown corporation owned by the Province of Ontario and established by the Ontario Infrastructure and Lands Corporation Act, 2011. Infrastructure Ontario provides customer focused real estate services to the Ontario Government, including strategic portfolio management, asset management, property and land management, and capital projects.
This project will be an undertaking to design and implementation of Fan Powered VAV Boxes, BAS, and Heating Boilers Renewal at 1 Stone Road W, Guelph.
The Ontario Government Building located at 1 Stone Road W, Guelph has the following features:
- Construction completed in 1996.
- 5 storey building with mechanical penthouse and 1 level of underground parking.
- Building is configured as 2 towers with a full height enclosed atrium joining the 2 towers.
- Approximately 264,000 sq.ft useable floor space within the 2 towers.
- Approximately 40,000 sq.ft of warehouse space.
- Occupancy within the 2 towers is primarily office use, with additional occupancy types including cafeteria, conference rooms, Service Ontario centre, IT server rooms, and print shop.
- Building tenants are generally ministries or agencies of Ontario Provincial Government.
- Building is typically occupied from 8:00 am to 5:00 pm on weekdays, with areas as the conference rooms and Service Ontario Centre having occasional and/or extended hours.
- Typical peak occupancy of 700 persons of tenant staff occupants, with additional occupancy of up to 200 persons for visitors to conference rooms and other public spaces.
