1081744-272606 - Lake Simcoe Boathouse Renewal

The project is located at Sibbald Point Provincial Park, 26071 York Rd 18 (Park Rd), Jackson’s Point, Sutton West, Ontario.

1. Demolish and remove existing boathouse an associated infrastructure including Gantry and wet slips, west from water’s edge, to office facility which is to remain. Install new east wall c/w overhead door and complete roof and soffit of existing office building as required.

2. Provide completion to existing sheet piles of former boathouse and provide new ice breaker concrete beam to embrace lakeshore. Install midpoint of beam new hose bib and outlets for winter bubblers and equipment for new docks.

3. After existing Boathouse demolition, fill existing area with compacted material and cover with minimum 12” gravel. Enclose all area with chain link fence c/w gate for a secure compound not reachable by public. Enclosure will incorporate the gas enclosure including new roof.

4. Demolish interior partitions in existing office building as required to achieve an open space workstation area, a larger secure storage and barrier free washrooms, along with a larger meeting room and a suitable chemical room. In existing workshop area remove existing partition walls in order to gain maximum usable space for workshop. Provide upgrade of existing mechanical and electrical system in whole building as per new layout. Incorporate new finishes and install new windows to match existing as size and design in existing openings. In existing wet lab install new base cabinets and new fume hood as required. Remove existing sliding door in workshop area and install new overhead door.

5. Provide two new docks - 30m long - to serve boats on all sides consisting of wood decking standing on new steel piles c/w accessories.

6. Carry out all required shoreline modifications to MOE standards and schedule activities involving lakebed encroachment to accommodate Fisheries spawning schedule appended.

7. Existing metal shed/storage and hydro pole c/w transformer to remain. Remove existing gravel layer and reinstall at end of site re-grading work. Existing parking area to remain along the building and install relocated bollards in front of the two AC units as required. Provide landscape plantings and site drainage infrastructure as required.

8. Provide lakeshore protection work, boulders, as required and upgrade exterior site illumination.

9. Soil generated as part of the Project shall be temporarily stockpiled within the Work Area, pending field screening and analytical assessment by the assigned Environmental Consultant to determine the applicable soil management methodology.  If visual or olfactory evidence of impact is identified during excavation activities, the Contractor shall stockpile this soil separately from the remaining excavated material. Upon assessment of the stockpiled material(s), the assigned Environmental Consultant shall confirm whether the soil meets the applicable Ministry of the Environment, Conservation and Parks (MECP) Site Condition Standards and is suitable for re-use at the Site.  In the event the soil is deemed contaminated and is unsuitable for re-use at the Site, the soil shall be disposed of as contaminated soil at an approved MECP licensed facility.  In the event the soil is considered non-contaminated but has no beneficial re-use at the Site, the soil shall be disposed of at a permitted facility approved by the assigned Environmental Consultant.  To support the potential disposal of the subject soils, unit rates for non-hazardous contaminated soil, hazardous contaminated soil and non-contaminated excess soil are required within the bid form.
