Review site condition of existing curtain wall, punched windows, complete pre-design
observation of thermal protection, moisture protection, visuals (daylighting aesthetic), sound
(acoustics), firelife safety of glass, support of curtainwall, maintenance and deliver predesign
submission.
2. Complete thermal imaging, engage 3rd party for (air, water and other) testing and review
testing reports, complete on site verification and make recommendations as part of predesign
submission.
3. Complete all engineering design phases to repair and replacement punched windows and
curtain wall system, which includes but not limited to framing and IGUs pressure plates,
cover caps, fasteners and exterior gaskets, seals, improving drainage provision, installing
new corner blocks and cap seals. Installing new transition membrane. Remove and dispose
existing curtain wall IGU’s and replace all components for the curtain walls and punched
windows, and supply and install high energy efficiency glazing units together with back pan,
shadow boxes and support components.
4. Provide engineering design service for any repairs required to exterior and interior walls and
spaces due to removal, repair and new installations.
5. Develop and present the phasing plan approach to the stakeholders for approval.
6. The Prime Consultant will engage the Architect (as a sub consultant) to provide services of
stakeholders need analysis of the spaces that will be impacted by the construction and
design swing space to accomodate client spaces. The Architect will also be responsible for
the inventory and planning move services.
7. The Prime Consultant will engage the Architect (as a sub consultant) to review interior
spaces of GCT that will be impacted and provide design to fix the interior space (including
recommendations for blinds to be replaced).
8. Participate in tender phase, engaged in review and recommendation of highestscorer general contractor, execute contract administration and project closeout phase.
