The EC Drury Provincial School is located in the city of Milton. EC Drury is a School for the Deaf which has educational and residential programs for the students. It exists as a large campus located on institutional land with a site area of approximately 62.87 acres. It is bordered on the south east and north sides by existing residential and on the west side by Highway # 25. There are 24 buildings on the site consisting of maintenance, residential, kitchen /dining and schooling and sports occupancies. The primary building on the property is the Administration Building B12324.
The domestic water distribution system is original to the building construction, The site wide domestic water distribution and domestic boilers for the majority of the buildings on site are estimated to have surpassed its expected useful life.
This project relates to Priority Code 03 because the system is antiquated and a study is recommended to provide insight of the system's conditions to determine its remaining life and necessary upgrades.
The intent of the project is to investigate the current domestic water distribution system at the EC Drury Campus in Milton, ON. Prime Consultant shall provide a report detailing the existing domestic water distribution including all its related equipment/components (including domestic water boilers, water softeners and water treatment), its condition, and recommend optimal mitigation strategy (repair or renewal) options that will align with the 10-year capital plan. Recommendations shall include Class D estimates for optional repairs and complete replacement of the system with accordance with IO Design Guidelines. The site wide domestic water distribution and domestic boilers for the majority of the buildings on site are estimated to have surpassed its expected useful life.
The domestic water boilers are to be reviewed as part of this study, as there have been site wide issues. The domestic water study is recommended for the system to determine its condition and repair/renewal recommendations. The study includes intrusive testing, pipe test cuts, ultrasonic and valve tests. System renewal should be updated based on the results of the study. The Pime Consultant is required to mark-up existing CAD/PDF drawings to indicate items such as:
- Locations where tests were conducted (ultrasonic, test cuts, etc.).
- Locations where issues were identified.
- Locations for recommendations For example if it is recommended to replace insulation, the locations and amount should be clear from drawings.
- Locations where on-site conditions may not match the provided drawings.
