TF 08-18-708 - Property Management Service for Ron Joyce Centre

PURPOSE
The purpose of this Supplier Qualification is to establish a list of qualified proponents seeking to provide integrated institutional services to McMaster University at the Ron Joyce Centre located at 4350 South Service Road, Burlington, Ontario.


OBJECTIVE
 
The objective of this Services:

• Prime proponent shall be fully responsible for the Operation, Facility Management, and Maintenance at the Ron Joyce Centre (Facility Centre) in an efficient, reliable, and economical manner, which shall be consistent with industry standards and adhere to relevant local regulations.   The Scope of Services includes, but are not limited to the following:
   
• The Contractor shall provide all necessary labor, supplies, materials, equipment, tools, and repair to satisfactorily perform the work. 
• The Contractor must also verify that all work is successfully performed and completed according to all governing laws, statues, codes, regulations and ordinance pertaining to the work.  
• The Contractor shall maintain a level of recordkeeping sufficient to satisfy/accomplish the services provided and provide comprehensive, accurate reports in timely manner to the McMaster on a Monthly billing cycle in concurrent with invoice submission.  
• On Call 24 x 7 with appropriate response time. 
• Concierge Services currently operating during normal business hours. 
• The Contractor shall provide General Maintenance and Engineering Services for Building Systems, including , but not limited to:
• Electrical program
• Preventative Maintenance program
• Environmental, health and safety program
• HVAC
• Plumbing program
• Access Control Services
• Coordination of skilled trade workers for unplanned repairs with McMaster University

• General building cleaning
• Trash /Recycling Removal
• Special event cleaning and set up
• Exam room set up and tear down
• Pest Control (If available)

• To and from the Ron Joyce Centre and the University and from Appleby GO Station to the Ron Joyce Centre.
• Annual ridership is approximately 30,600 and there are currently 12 runs to main campus per day (round trip), Monday through Friday and 16 runs from Abbleby GO Station (round trip). Special shuttle runs are also contracted on a semi-regular basis.
• Best Practices in transportation access and mobility services.
• To maintain the insurance all the time of all Vehicles.
• Responsible for maintaining and fueling of the Vehicles.

• Daily Cafeteria Service for Faculty, Staff, student and visitors
• Vending machine services and catering services.
• Catering represents about 65% of food service volume from internal and external customers.
• Fully responsible for ordering and maintaining necessary food service supplies, preparing, selling food and housekeeping.  
• The Contractor shall provide Grounds Services, as necessary:
• Snow and Ice management around the building, including, but not limited to:
• Plow all driveways, roads, parking areas, and sidewalks
• Salt all driveways,  roads, parking areas, and sidewalks
• To Contact McMaster University when Ice or Snow is expected to collect
• To provide prompt service, when necessary
